1. Introduction
These Booking Terms and Conditions form a legally binding contract between Franco Lombardi trading as Villetta Uliveto ("we", "us", "our") and the person making the booking ("you", "your", "the Lead Guest").
Villetta Uliveto is a holiday rental property located in Italy and operated Franco Lombardi.
The Lead Guest confirms that they are at least 18 years of age and are authorised to make the booking on behalf of all members of the party. The Lead Guest is responsible for ensuring that all guests comply with these Terms and Conditions.
By making a booking, you agree to be bound by these Terms and Conditions.
2. The Property
These Terms and Conditions apply to the holiday accommodation known as:
Villetta Uliveto
Contrada San Leonardo, Cisternino, 72014, BR. Puglia. Italy
3. Booking and Contract Formation
A booking is only confirmed when:
We have accepted your booking request;
The required deposit or full payment has been received;
Any required identity verification has been successfully completed; and
We have issued a booking confirmation.
Until these requirements have been met, a booking remains provisional and may be cancelled without notice.
We reserve the right to refuse any booking at our discretion.
4. Payment Terms
To secure a reservation, a deposit equal to 25% of the total booking value together with a non-refundable booking fee is required.
Where payment cannot be made immediately, the deposit and booking fee must be received within three (3) days of the booking request. Failure to pay within this period may result in cancellation of the provisional reservation.
The remaining balance must be paid no later than thirty (30) days before the scheduled arrival date.
Bookings made within thirty (30) days of arrival require full payment, together with the non-refundable booking fee, at the time of booking.
Payments may be made using the payment methods specified by us, including Stripe, PayPal, or bank transfer where offered.
Failure to make payment by the specified due dates may result in cancellation of the booking and application of the cancellation terms set out below.
5. Identity Verification and Guest Screening
To protect our property, comply with insurance requirements, and prevent fraud, we require guests to complete identity verification and guest screening through our third-party verification provider, Truvi.
Verification may include:
Government-issued photo identification;
Passport or national identity card verification;
Selfie or facial matching verification;
Fraud prevention and risk assessment checks.
Identity verification is a condition of the booking.
Failure to complete verification successfully may result in cancellation of the booking or refusal of entry to the property.

6. Security Pre-Authorisation and Damage Charges
In place of a traditional security deposit, the payment card used for the booking may be subject to a pre-authorisation before arrival.
A pre-authorisation is not a charge but temporarily reserves funds on the payment card.
We reserve the right to recover costs resulting from:
Damage to the property;
Missing items;
Excessive cleaning requirements;
Unauthorised guests;
Breaches of these Terms and Conditions;
Additional costs incurred as a result of guest actions.
Any such charges will be supported by reasonable evidence and communicated to the Lead Guest.
7. Cancellation by the Guest
All cancellations must be submitted in writing by email to:
The following cancellation terms apply:
More than 30 days before arrival
A full refund of all monies paid will be issued, less the non-refundable booking fee.
30 to 21 days before arrival
The booking deposit and booking fee are non-refundable. Any amount paid beyond these sums will be refunded.
20 to 14 days before arrival
50% of the total booking value and booking fee will be retained. Any amount paid above this amount will be refunded.
Less than 14 days before arrival
The booking becomes fully non-refundable and no refund will be payable.
Where possible, we will attempt to re-let cancelled dates. If successful, we may offer a discretionary refund, but this is entirely at our discretion.
We strongly recommend that guests obtain comprehensive travel insurance covering cancellation, curtailment, illness, travel disruption, and other unforeseen circumstances.
8. Cancellation by Villetta Uliveto
In the unlikely event that the property becomes unavailable due to circumstances beyond our reasonable control, we will endeavour to offer suitable alternative accommodation.
If no suitable alternative can be provided, our liability shall be limited to a refund of monies paid for the affected booking.
We shall not be liable for any indirect losses, consequential losses, travel costs, alternative accommodation costs, or other expenses incurred.
9. Maximum Occupancy and Guests
The maximum occupancy of the property is five (5) persons. The fifth (5th) person is only permitted to be a child under the age of 11.
Only guests included in the booking may stay at the property.
Subletting, assignment, or transferring the booking to another party is prohibited without our prior written consent.
Any breach of this provision may result in immediate termination of the booking without refund.
10. Pets
Pets are not permitted unless expressly agreed in writing before arrival.
Any unauthorised pet brought onto the property shall constitute a breach of these Terms and Conditions and may result in additional cleaning charges, damage charges, or termination of the booking.
11. Arrival and Departure
Every effort will be made to have the property available for Check-in from 5pm (17:00).
Check-out must be completed by 10am (10:00).
Failure to vacate the property by the required departure time may result in additional charges.
Arrival instructions and access information will be provided shortly before arrival, after full payment has been received and all required verification has been completed.
12. Guest Responsibilities
Guests agree:
To treat the property with reasonable care;
To leave the property in a clean and tidy condition;
To comply with local laws and regulations;
Not to engage in illegal activity;
Not to cause nuisance, disturbance, or excessive noise;
To report any damage or maintenance issues promptly.
13. Cleaning, Waste and Recycling
Guests are expected to leave the property in a reasonably clean and tidy condition.
Rubbish, recycling, and food waste should be disposed of using the facilities and instructions provided.
Where excessive cleaning or waste removal is required, additional charges may be applied.
14. Damage and Breakages
Guests must report any accidental damage or breakages as soon as reasonably possible.
We understand that minor accidental damage can occur and will assess each situation reasonably.
However, guests remain responsible for the cost of repairing or replacing damaged property where appropriate.
15. Right of Entry
We reserve the right to enter the property at reasonable times for:
Emergency situations;
Urgent maintenance;
Safety concerns;
Inspection following reports of breaches of these Terms.
Except in emergencies, reasonable notice will be provided where possible.
16. Behaviour and Termination
We reserve the right to terminate a booking immediately and require guests to leave the property without refund where:
Guests behave in a threatening, abusive, dangerous, or unlawful manner;
Significant nuisance is caused to neighbours;
Property damage occurs;
Occupancy limits are exceeded;
These Terms and Conditions are materially breached.
17. Liability
Guests occupy and use the property entirely at their own risk.
We accept no responsibility for:
Loss of personal belongings;
Damage to vehicles;
Injury resulting from misuse of the property or facilities;
Events beyond our reasonable control.
Children must be supervised at all times.
Nothing in these Terms excludes liability where exclusion would be unlawful.
18. Complaints
If a problem arises during your stay, you must notify us as soon as reasonably possible so that we have the opportunity to investigate and rectify the issue.
Complaints raised only after departure may limit our ability to resolve matters effectively.
19. Privacy
We process personal data in accordance with our Privacy Policy.
Guests acknowledge that personal information may be processed for booking administration, legal compliance, identity verification, fraud prevention, guest registration requirements under Italian law, and property management purposes.
20. Force Majeure
We shall not be liable for failure to perform our obligations where such failure results from events beyond our reasonable control, including but not limited to natural disasters, severe weather, pandemics, government restrictions, utility failures, strikes, or other force majeure events.
21. Governing Law
These Terms and Conditions shall be governed by and construed in accordance with the laws of Italy.
Any dispute arising in connection with these Terms and Conditions shall be subject to the exclusive jurisdiction of the Italian courts.
